Rental Marketing

We market the property on all major websites as well as our own. We do print advertising that covers all the local areas. We use international websites to post the owners advertising. We also have referrals from all the local Real Estate Firms that use us for their go to company for property management.

Rent Collection

Rents are due on the first of the month with being late after the 5th day. We then contact the party if we haven't received the rent, send a five day notice to become current and if not we will start the eviction process. Phone call from assistant or property manager first, then the owner calls, then the notices go out.

Inspections

We have a trained inspector on staff that does all the inspections and gives a written report which is reviewed by the owner of the company, or property manager assigned to the property with necessary repairs being scheduled and report sent to the owner.

Maintenance

We have licensed and insured vendors that have been with the firm for over 10 years. We have shopped for the most reasonable priced vendors with good quality work. We also use Property meld as a source for routing repairs which also has a feature that rates the vendors after the work is completed.

Tenant Screening

Our screening process is one of the most rigorous in the industry, thanks to our partnership with Trans Union. We offer a personalized approach to management, tailoring our services to the specific needs of our clients and tenants. We believe in transparency and open communication, ensuring that all parties are fully informed throughout the entire management process. 

Enforcement

We understand that a lease is a legally binding contract and we take that responsibility seriously. It is our policy to follow the lease agreement and all addenda associated with the lease. We strive to ensure that our tenants have a clear understanding of the terms of their lease and that their needs are always met to the best of our abilities.

We have been doing Property Management for over 15 years. We have done extensive research on the vendors, software to use, to make the process flow easily and flawlessly. The owner has done extensive courses on investing, counseling, business management. He currently holds a position as the State Chair for the Virginia Property Management Council. Actively been on the board of the local Realtors Association as well as past President of the board. Currently we have four full time property Managers on staff, secretary, assistant and three sales agents. Owners holds PMI, BP designations.
